The Kingsway is a very popular privately owned, family-run Victorian guest house established 25 years ago. Conveniently located 10 minutes from the city centre we boast excellent local amenities and attractions .
Heather and Ian welcome you to our Victorian guesthouse. Native to this area, we are only too pleased to share our knowledge of Edinburgh and the Lothians with you. Kingsway is quietly situated in the popular south side of the city close to all major attractions. All our rooms are fresh, clean and warm with tastefully well co coordinating decor. All rooms have en-suite/ private facilities. Our dining room provides individual tables for breakfast, private car park to rear of building, rates include, private parking, breakfast, in room tea/coffee tray, room serviced daily. Tours to the highlands leave daily from the Kingsway. If rooms are showing sold out our self catering apartment may be available.

Kingsway is 1.5 miles from city centre 15-20 minute walk
Airport to Kingsway taxi cost is about 17pounds airport is situated 5 miles outside city centre. or airport bus to centre 3.50 from princess street to Minto street use local bus service then a short walk (under 5 minutes) to guesthouse from Waverley train station a taxi ride will cost around 6pounds under 10 minute journey.

- You may check in from 12:00 hours onwards.
- You must check out by 10:00 hours.
Cancellations
- Bookings must be cancelled 14 days in advance of your arrival date.
- In the event of a no show or a cancellation with less than 14 day notice prior to the date of arrival, an amount equivalent to 100% of the total booking value will be charged

A credit card is required as a guarantee only payment is by cash on arrival If the booking is cancelled outside of the cancellation notice period, the cancellation period is 14 days days notice your credit card will be charged with the full amount of the booking.
PAYMENT IS BY CASH ONLY ON ARRIVAL
It is advisable to have insurance cover for unexpected cancellation budget insurance with GoSure on our website
It is important to advise a time of arrival.
A minimum of 2 nights stay is required . 3 nights on special weekend events such as bank holiday weekends August festival, September holiday weekend sporting events. New year (hogmannay) 4 nights minimum stay. contact guesthouse direct if unsure.
